Moisture is the whole job for epoxy flooring in Brampton
Every coating failure has one of two causes: bad prep, or moisture. Elsewhere in the region the age of the housing stock means prep dominates. In Brampton, where so much of the stock is recent, moisture is the one that catches people out - and it is the reason that white powdery bloom shows up on so many garage floors here.
Water moving up through a slab carries dissolved salts with it. The water evaporates at the surface and the salts stay behind as efflorescence. If you coat over that, you have bonded your floor to a layer of loose crystal rather than to concrete, and it will let go - usually in sheets, usually within two winters. The fix is not complicated but it is not optional: grind it off, test what the slab is actually doing, and where the reading is high, put down a moisture-mitigating primer before the build coats.
This is also the honest reason we will occasionally tell a Brampton homeowner to wait. A slab poured a few months ago in a house you have just moved into may simply not be ready. Waiting one season costs nothing. Coating early costs the whole floor.
Coating a three-bay Brampton garage floor
Brampton has a lot of very large residential garages, particularly in Castlemore and the estate pockets, and floor area changes the install more than people expect. Polyaspartic has a working window measured in minutes once the parts are mixed. On a small single bay that is generous. On a nine-hundred-square-foot three-bay floor it means the crew has to be sized to the area, the mixing has to be staged, and the broadcast has to move continuously.
The practical consequence for you is that big floors are booked as dedicated full days with an early start, not squeezed in behind another job. If a contractor quotes a three-bay Castlemore garage as a half-day, that is worth asking about - it usually means either a thinner build than you are expecting, or a plan to run out of working time and rush the finish at the far end.
Brampton epoxy flooring runs on the slab’s calendar, not the weather
In most of our markets the seasonal question is about ambient temperature and humidity on install day. In Brampton it is more often about how old the concrete is, because so much of the city's housing stock is recent enough that the slab's own drying curve is the binding constraint.
A slab poured in late autumn will sit through winter in a cold garage, and cold concrete dries slowly. The same slab poured in May will be materially drier by September. That means two identical houses on the same Mount Pleasant street, finished six months apart, can give very different readings on the same day - and it is why we will not quote a recent build off a photograph.
For anything genuinely new, the practical guidance is to plan the coating for the season after the slab's first full winter. By then the concrete has been through a heating cycle, the bulk of the construction moisture has left, and any shrinkage cracking has already happened, which means we can chase and fill it once rather than watching a new crack open through a fresh floor.
Older Bramalea slabs have none of this problem. Sixty-year-old concrete is as dry as it is going to get, so those jobs run to a normal schedule year-round, and polyaspartic makes them viable through the winter when the crews have more room in the book.
The one question to ask a Brampton epoxy flooring contractor
Ask what happens if the moisture test comes back high - and listen carefully to the answer. In a city this full of young slabs it is the question that separates a contractor who understands the local stock from one who is applying a generic process.
There are only three honest answers. Install a moisture-mitigating primer, which costs real money and should be quoted as a contingency rather than sprung on you on the day. Wait until the slab has dried, which costs you nothing but time. Or decline the job. Anyone who tells you the reading does not matter, or that their product "breathes", is describing a failure you will be looking at in two years.
Two further checks are worth making here specifically. First, ask how they intend to deal with efflorescence - the correct answer involves a grinder, not a stiff brush and a rinse. Second, if you have a three-bay garage, ask how many people will be on site. A large floor with a two-person crew means the far end is being finished outside the material's working window, and that shows up as a visible difference in texture across the bay.
None of this is exotic. It is simply that Brampton's garages are newer and bigger than the regional average, and both of those facts change what a good job looks like.
One last thing worth knowing, because it comes up constantly in the newer subdivisions: a builder's garage slab is finished to a different standard than the basement or the driveway. It is poured quickly, floated rather than power-trowelled in many cases, and it is the last thing anybody inspects before closing. That is not a defect and it is not worth arguing with the builder about, but it does mean the surface is often more open and more absorbent than homeowners expect. Practically, an open surface grinds well and takes a coating happily. It also means the slab has been drinking in whatever has been spilled on it since the day the house was handed over, so if there is an oil patch under where the car has been parked for three years, tell us at quote. Contaminated concrete has to be ground past rather than sealed over, and knowing about it in advance is the difference between a planned extra hour and an unwelcome surprise halfway through the morning.
How a Brampton epoxy floor install actually runs
Brampton days start early because the drive is forty minutes and the floors are large. The crew is sized to the garage rather than to a standard template - a Castlemore three-bay gets more people than a Springdale double, because polyaspartic's working window does not stretch to accommodate a short-handed crew.
Masking and dust control first, then the grind. On newer slabs the grind doubles as the efflorescence removal step, which is why we will not simply rinse a floor and call it prepared. Once the surface is profiled and vacuumed we re-check moisture. On a slab under about two years old that reading decides what happens next - straight to basecoat, or a mitigating primer first.
Basecoat, flake broadcast to refusal, scrape-back, topcoat. On a large floor the broadcast is staged so the crew is never chasing material that has started to set, which is the single most visible difference between a well-run big install and a rushed one. Walkable that evening, vehicles the next morning.

Epoxy flooring in Brampton - straight answers
My house in Mount Pleasant is four years old. Is the slab ready to coat?
Almost certainly yes. Concrete reaches design strength in about 28 days and finishes releasing construction moisture over the following months, so a four-year-old slab is well past both. Where we do test carefully is anything poured within the last six months, which in a city still building as fast as Brampton is a real scenario. A slab that has been through one full winter is generally good to go.
There is a white powdery residue on my garage floor. Does that need dealing with?
That is efflorescence - soluble salts carried to the surface as moisture moves up through the slab and evaporates. It is extremely common in Brampton's newer subdivisions because the slabs are young and the water table across much of the city sits fairly high. Brushing it off does not solve it; it will come back. It has to be ground off as part of prep, and its presence tells us to test the slab's moisture properly rather than assume. Coating over efflorescence is a guaranteed bond failure.
I have a double garage in Castlemore that is bigger than most. Does that change the price?
It changes the day, and therefore the price, but not the rate structure. Castlemore and the estate pockets around Airport Road have some of the largest residential garages we quote anywhere - genuine three-bay floors, occasionally with a separate workshop bay. More area means more grinding and a tighter broadcast window, so those go in the book as full-day jobs with an early start.
Bramalea houses are from the 1960s. Are those slabs still good?
Usually surprisingly good. Bramalea was built as a planned community and the original pours were generally thick and well finished. What sixty years of use leaves behind is surface wear, oil staining in the centre of the bay, and control joints that have opened. All three are prep problems rather than deal-breakers. The one thing to watch is that some Bramalea garages have been re-surfaced at some point with a thin overlay, and an overlay that is debonding has to come off before anything else happens.
Do you work in Brampton often? I have had trouble getting contractors to come out.
Yes, and the difficulty you have had is a fair reflection of the market. Brampton has plenty of demand and comparatively few contractors who specialise in floor coatings rather than treating it as a sideline to general flooring or concrete work. We run out from Oakville, about forty minutes via the 407, and we quote in person rather than over the phone from a square-footage guess.
Can you do a floor in an industrial unit off Steeles or Airport Road?
Yes. Brampton's industrial stock is a good fit for a heavier specification - a thicker build with a quartz broadcast rather than decorative flake, and line marking where the floor is a working surface. Those are usually scheduled over a weekend so the unit is not out of action, and they need the bay genuinely cleared, not worked around.
How does a coating handle a garage that gets used as a workshop?
Well, provided the specification matches the use. A decorative flake system in a residential garage is built for cars, bikes and storage. If you are dropping tools, welding, or running a hoist, say so at quote and we will specify a heavier build with a more impact-tolerant topcoat. The failure mode we see on under-specified floors is chipping at the point of impact, and it is avoidable if the conversation happens before the quote rather than after the floor is down.
